A reader from Dubai asks: I have been staying in Dubai in a room in a villa since last year and my tenancy contract is ending on December 7. My landlord is saying that the rent cap of seven per cent is not applicable for villa tenants. He has said that if we do not pay the amount he is demanding then we will have to vacate the room. Please advise.
Concerning the increase on rent amounts in Dubai, any increase should not exceed seven per cent of the rent amount. This rule covers all kinds of rent, whether villas, shops or industrial outlets. Thus, we advice the questioner not to accept any increase in violation of this rule. In case the issue is not solved amicably the questioner might forward the matter to the rent committee and seek to renew the tenancy contract as per the law.
